The property manger refused to refund my in-advance payment when I was unable to use the room because the airline cancelled my afternoon flight to get there at short notice, despite phoning the establishment and informing them as soon as I had been told at the airport - while waiting to board the plane - that there was no flight. So, no flight, no arrival, but communication made with the Excelsior that the room could be rebooked for someone else, still no refund.
