I would give it 2 stars. Slept with the furniture and my luggage pushed against the door and worried about my stuff when I went out. Nothing happened so perhaps I was paranoid and it's an interesting neighborhood, very:"authentically Vietnamese " as they say.
I developed some silly, Western urge to eat something "substantial " and eat it sitting in a chair, not on a stool, and probably walked 3 kilometers before I found such a place.
I thought about staying longer, but that seemed silly, pointless, and like tempting fate, so I have now found a much nicer, cleaner place.
THe neighborhood is fine, but the floor needed sweeping, the wallpaper had gouges, the curtains had holes as did the chair cushions, paintjobs were awful, the room smelled of cigarettes, the television was broken with a big white streak down the middle and if you Google the place instead of photos of the place, it shows photos of the staff apparently staring into the camera with creepy eyes. OTOH, no signs illegal activity, I think although I did see some weird activity in the room below me that looked like a woman was giving another woman a very careful facial makeup but it might have been tattooing or collagen injections. I don't know.
My impression is that this is a small (Vietnamese reviews said 5 room) family owned place. No one spoke English.They did help with heavy luggage.
