Great location with easy access to major sites and the vaporetto stop and great breakfast. However, slightly chaotic hotel, rubbish bags and hoovers in hallways, staff that seemed pretty unhappy. Building materials lying around. Understand that Venice is a tourist hotspot and they are all jaded by us all but at that price it was a bit disappointing. Our room had damp stains on the walls and we had to ask to get the air conditioning working even though it was super hot. We travel a lot and stay at a lot of hotels but have to say this was a bit disappointing and did not reflect the other reviews that had been given so I am not sure why it was so different on this occasion.

Exvellent service and hotel

Hotel is very well placed for boat service, breakfast was excellent, rooms were well appointed, but the best thing about the hotel was the superb service from the reception staff. On first night there was an issue with aircon which couldnt be fixed and the team did literally everything they could and resolved it ASAP. Had a great stay.

I can not rate this hotel any higher. It was amazing. Tony greeted us when we arrived and he was amazing. The best we had during our stay. The breakfast was amazing, the room was wonderful, the position perfect as a little away from the rat race of the day but with a lovely area to sit and relax outside and watch the world go by.
