C’est une belle maison ancienne très bien placée dans Yerevan. En revanche c’est très bruyant, surtout la chambre du rez-de-chaussée donnant sur la rue. Le personnel est agréable, en revanche il quitte les lieux en fin de journée.

Ottima esperienza. L'hotel è presso una villa tipica, molto bello e molto curato, con arredamento tradizionale e tanti libri e guide a disposizione degli ospiti. Camera comodissima e pulita, staff molto cordiale, colazione super! La colazione è davvero fantastica e originale: prodotti freschi (ottima frutta) e prodotti tipici locali serviti al tavolo, con tanta varietà. Posizione comodissima per girare il centro a piedi. Heerlijk ontbijt, mooie ruime kamers, vriendelijk personeel, mooi authentiek gebouw dat sfeer ademt. Nadeel: De ramen aan straatzijde houden geen geluid tegen. Hierdoor deden we op zaterdagnacht geen oog dicht. Harde matras, maar dat lijkt de gewoonte in Armenië.

It feels like living in someone’s home. The room was like a guest bedroom. The breakfast a communal table made up beautifully. Even the fact that I got a key to the front door to lock and unlock contributed to the homely feeling. It is also really central in the city.

I enjoyed my stay at Villa Delenda. The location is superb and very walkable to attractions, restaurants and bars. It is a rustic place (in a good way) but may not be suitable for people who tend to stay in 5 star hotels or chains where they value consistency. Breakfast is served around a big communal table (you cannot sit at other tables) which may not be for everyone. Personally I found it one of the highlights and met some really interesting people. I generally slept well, though there was one night where a group checked in very late and were going up and down the stairs (my room was near the bottom of the stairs, quite close to reception). It's an old building so this was pretty noisy, but not the fault of the hotel. Overall it has a quirky, rustic charm that I would completely recommend to anyone happy to embrace that.

Situata vicino al centro offre un ambiente accogliente e conserva un atmosfera da antico hotel armeno di inizio 900. È una villa in pietra sopravvissuta al regime staliniano e per lungo tempo sede del centro culturale italo armeno. Ricca di opere in ceramica e arredi d'epoca offre un'esperienza romantica che ti riporta indietro nel tempo, per questo gli perdoniamo l assenza del frigobar e della doccia un po' retrò. Ogni camera racconta una storia con i suoi vecchi mobili, tappeti e decorazioni. La colazione è abbondante, varia e con prodotti freschissimi. Staff gentile e competente. Consigliamo il soggiorno in questo boutique hotel

Super cute, boutique bed and breakfast conveniently located in the heart of Yerevan and walkable to all parts of the city. If you are looking to wake up early and explore the country while staying stationed in Yerevan, this is the right place for you. The staff is super kind, friendly, and helpful; they really treat you like family. One thing of note, while the listing says it offers "laundry facilities", it is actually a typical hotel-style laundry service where you are charged per item. This was a deciding factor on my booking so I was disappointed to learn that I would incur extra charges that I hadn't budgeted for had I used their service. Additionally, I think the property would benefit from security boxes and mini fridges in each room for extra convenience, but these aren't exactly deal breakers.

Disappoint

I booked and prepaid for three nights at Villa Delenda. Upon arrival, I was charged again for the full stay. The room, located in the attic and facing south, became unbearably hot (over 30°C) with no working air conditioning. When I asked the owner, she refused to turn it on, citing future cold weather, which was both irrelevant and inaccurate. A broken fan was provided, but it was not sufficient. The next day, I was told I could leave early and would be refunded for the two unused nights. I accepted, but the refund never came. The owner is now unreachable and has ignored both me and Expedia’s attempts to contact her. Expedia refunded their commission, acknowledging the issue, but the property never returned what was owed. Extremely disappointed by the dishonesty.
