The rooms were clean and well stocked with toiletries, the facilities were also adequate and the entertainment was agreeable. The Customer Service could be a bit better but it's only a minor gripe.

Apart from the fact the term "Hotel" is generously applied, the radiator was on full tilt and the room was sweltering. Had to have the window open and the fan on. Perfect conditions for the Bed Bug we sent a photo of to the WhatsApp team. Thankfully, after stripping off in the doorway, washing our clothes at the highest temperature they could cope with and a close visual inspection of ourselves, shoes, bags, etc we didn't end up with an infestation. I wasnt expecting much as it was so cheap but i was pleasantly surprised. Rooms are spotless and cosy (although bathroom airfreshener was extremely overpowering.) Shower not powerful enough but was hot and did the job. Floors and bed was wonky as the building is old but it just adds to its charm. Very quiet and didnt hear any noise from outside except the rain. Plently of shops and restaurants nearby and Brighton beach is right on your doorstep. Nice supply of tea, coffee and sugar and small toiletries if you need them. Room could really benefit from a microwave.

Really nice regency Georgian property with a nice street view and room was massive Only negatives were you had to chase the letting agent for key code entry to the property by telephone on the day you arrived which was not helpful after a 4 hour flight from Marrakesh, Morocco, North Africa. Key safe entry was difficult with arthritic hands and fingers . Other guests were antisocial and noisy and room 10 walks were thin. A lot of positives though, excellent price, period room which was massive and close to Brighton seafront in the Gay Quarter. 15 minutes walk to Brighton train station and Brighton pavilion and a bed so soft it was like sleeping on a marshmallow

For my stay I have rated the hotel as “good” based on the price. For what I paid for one night, the hotel was good value for its location and convenience (close to the sea front and town centre), cleanliness and amenities provided (including clean and fresh towels plus toiletries and in- room tea /coffee making facilities. There were a few niggles, that were not an issue for a short stay, but may have been more so during a longer stay or if the price was higher. The hotel was very clean, as was my room and bathroom. The bed was fine and would have been very comfortable, but I think the mattress was past its best. So fine for a short stay, but during a longer stay would have been disappointing, and could be an issue for guests who need a better quality mattress. Personally, I prefer someone to be present on site during check in, in case there are any problems, particularly if I have had to travel a long distance, but this hotel has a self-serve check-in process via key-pad entry. Although not my preferred method, it worked fine as I was able to speak to someone via telephone who helpfully guided me through the steps to enter the property and stayed on line until I had access to the room. So this method of check-in shouldn’t be an issue. Overall I recommend this hotel for anyone looking for a good value short stay in Brighton, and would definitely book again in the same circumstances. Guests just need to be realistic in terms of their expectations at the price.

Do not stay here. No reception. Just a house with rooms and locks on door. Door boarded on outside. Room smelt really bad. Windows don't close properly. Cheap, thin mattress. Burn mark on sheet.

I had stayed at this hotel before and there are many positives. The location is excellent, both for the seafront and the city centre. As before my room was clean and comfortable. Amenities in the room were adequate and in line with my expectations for a budget hotel. However, despite the hotel fulfilling most requirements for my stay, on this occasion there were some issues that were disappointing: I had booked a room with it’s own bathroom but was allocated a room with shared facilities, there was no hot water in the afternoon when I arrived although this was available the following morning, and it was not easy to control the temperature of the water for the shower in the shared bathroom. These points resulted in a lower rating for my stay this time. Despite the issues highlighted which may be isolated, and based on my previous stay not necessarily reflective of a typical guest experience, I still feel the hotel offers good value for a short stay in Brighton and would likely still book again.

Check in was relatively easy, self checkin. The Room was nuce and clean, very warm, bed was comfortable. We had a great nights sleep. However, there were some maintenance items to be addressed, there was a missing door on the wardrobe, cigarette marks on the plug socket, and on the window frames, holes behind the door in the bathroom and on the wall in the main room. Did not affect our stay though.

Really poor hotel. Stayed one night (thankfully)after a wedding so didn't spend too much time at the hotel. Cost £90 for single room. The soap provided in the sink in my room was a carex bottle filled with water i.e watered down soap. When I arrived I realised that the private bathroom meant that I had to go downstairs to a separate shower and separate toilet, both with different keys that weren't clearly labelled. Not ideal in the middle of the night. I think this should be made incredibly clear in the reservation how far the toilet is from the room. The shower was disgusting and not the shower pictured in the booking. There was no soap in the separate toilet to wash hands. Post stay was called up by one person for feedback, and text again for feedback from another person. I explained the situation to both around hygiene and inaccurate listing. One offered me 5 percent discount on a future stay and another 15 percent discount on a future stay (bizarre to be offered two different rates) I asked for compensation as I would never stay there again. This was denied.

I never received the promised email with check in instructions and code for entrance lock or bedroom lock. I had to Google the hotel when we were outside training to get in and eventually got instructions over the phone bus WhatsApp. The lock itself was complicated and fussy so that it took four attempts as you have a very narrow time window to enter the code.

We arrived at 4pm, both rooms booked were not ready. Staff explained they had issues with cleaner and they got one room ready so we could get ready and go out as we had plans, but it took a while as both rooms had been left in a state but last users. Staff apologised and said we could have a late check out due to this, however next morning at usually check out time 10am, staff were banging on our door asking us to leave.
