"Place is looking a bit tired and rooms cleaned not so often. Main issue is parking, plenty spaces but many people find out there is an additional cost of £3 per night, this cost is hidden during booking, in fact trip advisor states free parking which is wrong and I believe this causes issues when people are checking in. Upside staff are fantastic."

"We really enjoyed our stay. The location was great, near to Yarm and Preston Park Museum. Also it was only half an hour's drive to Saltburn by the Sea. Everything was lovely, breakfast, room, staff etc, but the Health Spa was amazing and we enjoyed every minute of it!"

"Large bedroom and recently modernised en-suite. All clean and tidy. Nice and warm (4 day stay in January). Breakfasts were excellent and the food available for the evening meals in the pub part of the hotel was also good. All of the staff were warm, friendly and helpful. The car park is big. Breakfast does not start until 7.30am. You order it from the menu the night before and it was always ready for 7.30 for me, but I was there on business it left me quite tight for getting to my meeting...

"Called craig for check in, was greeted with him with a blood all around his nose telling us hes not well and his girlfriend had noroviris. Don't think I've used as much hand santiser since 2020. Other was room looked good and spacious good for a night or two. Good location, The boathouse cafe over the road is a great too and just over road for for breakfast."
