"Hotel is located at the Haneda Airport Garden, so is an easy walk to either arrivals or departures in Terminal 3. I was using departures and had a reasonable amount of luggage, however I was able to use elevators (including one in the airport itself) to get me from my room to the Departures floor - it made the whole process very simple and stress free.
The room (Superior Queen) was large and easily able to accommodate 3 full size suitcases without feeling cramped. Spotlessly clean, with all the conveniences you’d expect.
In addition to the hotel, Haneda Airport Garden has a number of restaurants and shops (great for last minute souvenir hunting) which is really convenient when at the hotel.
Being close to Terminal 3 means there are a number of transportation options which allow easy access to central Tokyo and beyond.
One thing I wish the hotel would change is that it would appear if you have sent luggage to the hotel, the check-in machine states “error” and asks you to go the the Front Desk - seems an unnecessary step. That said there are staff around, and within 10 seconds of receiving the error I was approached by a very helpful member of staff who completed check-in for me, so it wasn’t an irritant at all.
Other points on the hotel is that they can store luggage prior to check-in, and they have a luggage scale next to the Front Desk.
In summary, a very very nice hotel which I’ve now stayed at twice and plan to do so again on my next trip.

"It’s nice having the train station so close just made it convenient to travel around Tokyo as well as conveniently having the Lawson downstairs when you jus needed something quick."
"The staff really stood out to me—everyone was incredibly friendly and attentive, making me feel right at home. The room was also spotless and comfortable, with all the amenities I needed for a relaxing stay.

"Excellent location next to the Shinagawa station , our room was spotless on 18th floor with great views. Staff were professional and helpful. Really enjoyed the stay, will come back next week when back to Tokyo again. "
"what i like most is the buffet breakfast on the 26th floor with the perfect view of skytree.
A very convenient place. Near everything. Walking distance to sensoji-temple, train stations. The limousine bus goin’ to airport is in front of the hotel. Perfect place to stay in asakusa. "
