The central attraction of this hotel is that it is located within the archeological zone, which makes it very convenient for visiting the surrounding temples. But this means that the hotel is located far from amenities such as restaurants, money changers etc, which are primarily based in the neighbouring town of Nyuang U which is a 20min taxi ride away.
For the price, I found the quality of the rooms to be mediocre. As the other reviews have suggested, the rooms are in need of a revamp and could be slightly cleaner (especially the toilet).
However, other plus points would include the spectacular views of the sunset/sunrise along the Irrawaddy River offered by the hotel restaurant, Acacia Shade. The buffet breakfast was decent, and included a spread of Burmese food, a live omelette station, and delicious home-made yogurt. For the lack of other nearby options, we had dinner there as well. Prices are high by Burmese standards (USD$9 for a simple meal of stir fried vegetables with rice) and service was slow albeit courteous. Food was okay - thankfully, less oily than usual Burmese food.
In all, passable hotel but I probably wouldn't return unless the prices are lower.
