Convenient location (with a car), ample parking, good facilities, and despite reviews saying the beds were hard, I found them comfortable. But there was one big drawback. The place is so noisy. You can hear every sound in the adjacent room (including the sink plumbing which was unhelpfully plumbed on the party wall so sounded like a torrent every time the tap was turned on). Every time someone walked down the hall, it was thud thud thud - I dread to think what it sounded like below. Then all the doors bang. I was awoken at least a dozen times over night when people got up to go to the loo, and once the child next door awoke at 6:30 am, further sleep was impossible. So if you value a good night's sleep and can't sleep through constant loud noises, better to look elsewhere, unless you are prepared to wear earplugs - my second night was ok. It wasn't that anyone was behaving badly but simply that the standard of the conversion construction is poor and should be upgraded to give the guests a reasonable night sleep. It's affordable, but at a cost. Personally I'd prefer to pay more and make sure I get a good night's sleep.
